99acres is excellent for checking "Price per Sq. Ft" in a specific area. Their data is very accurate.
Before you negotiate rent, check 99acres.
They show a graph of "Rental Yield Trends" for every society. If the owner asks for ₹40k, but the graph shows the average is ₹35k, you have proof to negotiate.
4. The "Spam" Nightmare: Who Sells Your Data?
We registered on all three apps with a fresh SIM card. Here is what happened in 24 hours.

Paying ₹2,500 is still 15x cheaper than paying brokerage (₹40,000).
However, don't expect miracles. The Relationship Manager just filters the same app data you can see. They just save you the time of calling.
8. Is the "Online Agreement" Legal?
NoBroker delivers a rental agreement to your door. But is it valid?
They use E-Stamping (Government authorized).
1. You fill details on the app.
2. They print it on Stamp Paper.
3. A runner comes to your house for biometric signatures (Aadhaar eSign).
It is admissible in court just like a notary paper, but you don't have to bribe a lawyer.
